KCTA Clubhouse Rebuild

Project Details

In April 2024, an EF1 tornado struck the Kansas City Trapshooters Association (KCTA) clubhouse, located at Smithville Lake and owned by Clay County, Missouri.  Although the tornado did not completely demolish the site, it was left in a structurally unstable condition, a state that hindered protecting it from the elements, resulting in additional moisture damage from subsequent rain storms.

Having worked with Clay County on multiple projects in the past, Zipco was contacted to assess the damage and consult for the insurance company to develop the scope of work for the insurance company to settle their claim.  From there Zipco was ultimately selected to rebuild the site utilizing the insurance funds to not only rebuild the site but to make considerable upgrades from the original facility to better facilitate the needs of the KCTA.

Although parts of the original structure were salvageable, Clay County opted to remove the entire structure down to the foundation, utilizing mitigation funds to start anew. This approach allowed us to modify the clubhouse’s footprint and upgrade interior finishes, creating a more refined experience for KCTA guests. We partnered with an architect to design a new layout that optimizes space for staff and guests, and can accommodate larger gatherings. Key improvements included significant upgrades to the main and lower-level kitchen areas, enabling more efficient vending and catering for events.

While the interior underwent a major overhaul, it was crucial to the client that the exterior maintain its original charm. We achieved this by retaining the original roof pitch and covered porch design, while incorporating pre-finished Hardie siding and trim for a durable, low-maintenance facade. A new low-maintenance composite deck was also added, providing additional space for outdoor socialization.

Furthermore, Zipco collaborated closely with county officials to ensure the facility met all current building codes and standards. This included crucial upgrades to the drainage system, facilitating ADA-accessible parking and ramps to ensure the clubhouse is enjoyable for everyone.

It was a privilege to work with Clay County, its officials, and the KCTA. We are proud to have helped them recover from a natural disaster and rebuild a facility that not only supports their ongoing operations but also serves the community with enhanced capabilities and amenities.
