Fire Damaged Condominium Reconstruction

Project Details

This $1,300,000 job was a unique fire reconstruction project involving seven units on two stories in the middle of a multi-unit condominium complex. There were some very challenging aspects of this project our project manager had to overcome which led to delays in completing the project. The fire damage required replacement of the roof structure including some walls on the top floor along with new trusses and sheeting.

The interior units required complete demolition down to the stud walls due to the water damage from the fire department firefighting efforts and permitting delays from the city which left some of the interior exposed. It took over four months for the city to approve the architectural plans, which delayed the production of the trusses as those could not be produced until the plans were stamped by the city. You would think the interior of all units would be finished the same. However, this was not the case, which was the most challenging aspect of the project. These condominiums have a cooperative ownership, so each unit had different finishes which required each unit owner to supply their own selections for cabinets, countertops, appliances, fixtures, flooring and paint colors.

There were seven individual insurance companies for each unit that required coordination with the condominium association insurance company for upgrades within each individual unit that were not covered by the association insurance policy. All of this added additional months to the process and the project ended up taking 14 months to complete, more than double what it should have been under more usual circumstances. However, the project turned out beautiful as you can see by some of the project completion photographs.
